FAQs

Questions we hear every day

Clear answers to the most common loan questions. Still unsure? Ask us on WhatsApp.

What exactly does SLV Loans do?

We are a loan consultancy — we do not lend money ourselves. We work between you and the banks / NBFCs to get your loan sanctioned smoothly:

  • Understand your requirement and check your eligibility
  • Compare lenders and suggest the one that suits your profile best
  • Give you the exact document checklist and verify documents before submission
  • Follow up on verification, legal, valuation and sanction until disbursement

The loan is sanctioned by the bank at the bank’s interest rate and terms.

Do you charge for consultation?

The first consultation is free. If you decide to go ahead, we explain all applicable charges clearly before any work starts — there are no hidden costs.

Bank charges such as processing fee, legal and valuation fees are paid directly to the bank and are shown in the sanction letter.

Which areas do you serve?

We complete loans across Andhra Pradesh and Telangana. Our office is at Soma Arcade, Kurnool. Customers in other towns can work with us over phone and WhatsApp, and we coordinate with the lender’s local branch for verification and property visits.

How long does it take to get a loan?

It depends mainly on the loan type and how complete your documents are:

  • Personal loans: 2–5 working days
  • Home, mortgage and business loans: usually 1–3 weeks, because the bank does legal verification and a technical valuation of the property
  • Construction loans: sanction in 1–3 weeks, then money is released stage by stage

Keeping all documents ready from our checklist is the single biggest way to avoid delays.

How much loan am I eligible for?

Banks look at how much EMI you can comfortably pay. Generally, your total EMIs (existing + new) should stay within about 50–60% of your net monthly income. Eligibility also depends on your age, job or business stability, credit score and (for secured loans) the property value.

Example: Net salary ₹60,000, existing EMI ₹10,000. At 50%, total EMIs can be ₹30,000 — so a new EMI of about ₹20,000 is possible.

What CIBIL / credit score do I need?

Credit scores range from 300 to 900.

  • 750 and above: best chance of approval and lowest interest rates
  • 650–750: loans are possible with selected lenders, sometimes at a slightly higher rate
  • Below 650: we review your credit report, find the reason (late EMIs, card dues, settled accounts) and guide you on improving it first

Tip: avoid applying with many banks at once — every application adds an enquiry and can lower your score.

Can I add a co-applicant to increase my loan amount?

Yes. Adding an earning spouse, parent or child as co-applicant combines both incomes, which increases eligibility. For home loans, anyone who is a co-owner of the property must also be a co-applicant. The co-applicant submits the same KYC and income documents as the main applicant.

What is the maximum loan tenure?

Typical maximum tenures (subject to your age at loan maturity):

  • Home loans: up to 30 years
  • Mortgage / loan against property: up to 15–20 years
  • Business loans: 1–5 years unsecured, longer when backed by property
  • Personal loans: up to 5–7 years

A longer tenure means a lower EMI but more total interest — we help you find the right balance.

How much home loan can I get on a property?

As per RBI rules, banks can fund a maximum percentage of the property value (called LTV):

  • Loan up to ₹30 lakh: up to 90% of property value
  • ₹30–75 lakh: up to 80%
  • Above ₹75 lakh: up to 75%

The balance is your own contribution (down payment). Registration and stamp duty are usually not funded. Your final amount is the lower of this limit and your income-based eligibility.

Is a plot loan the same as a home loan?

No. A plot loan funds only the land, only in approved layouts, and at a lower funding percentage. It also has no income-tax benefit on its own.

A composite loan (plot purchase + construction) funds both together and is treated as a home loan — usually the better option if you plan to build soon.

How is a construction loan released?

The money is not paid in one go. It is released in stages as the building progresses — for example foundation, slab, brickwork and finishing. The bank’s engineer inspects the site before each release.

Until the full loan is released you pay only interest on the amount disbursed (pre-EMI). Plan your own contribution for each stage in advance to avoid delays.

What tax benefits do I get on a home loan?

Under the old tax regime, for a self-occupied house:

  • Principal repayment: up to ₹1.5 lakh per year under Section 80C
  • Interest paid: up to ₹2 lakh per year under Section 24(b)

Under the new tax regime these deductions are not available for a self-occupied home. Please confirm with your tax advisor which regime is better for you.

Can I prepay or close my home loan early?

Yes. For individual borrowers on a floating interest rate, RBI does not allow banks to charge any prepayment or foreclosure penalty. Even small part-payments reduce your interest a lot. Fixed-rate loans may carry a charge — check your sanction letter.

What is a takeover (balance transfer) loan?

A new bank pays off your existing loan and continues it at a lower interest rate or better terms. You can usually take an extra top-up amount at the same time for renovation, education or other needs.

Banks normally require a clean repayment record (no bounced EMIs) for the last 12 months.

When is a takeover actually worth it?

A takeover makes sense when the interest rate difference is meaningful (roughly 0.5% or more) and a good number of years are still left on the loan. Remember to count the switching costs — processing fee, legal and valuation charges, and stamp duty on the new mortgage. We calculate the actual savings for you before you decide.

What is a mortgage loan (loan against property) and what can I use it for?

You pledge a residential or commercial property you own and get a loan against its market value — usually up to 50–70% of the value. The money can be used for business expansion, working capital, education, marriage, medical needs or to close high-interest loans.

It cannot be used for speculative purposes such as trading in shares. Rates are lower than personal or unsecured business loans because the loan is secured.

Can I get a business loan without collateral?

Yes. Unsecured business loans are given based on your turnover, bank statements, ITR and GST returns. Government-backed schemes such as CGTMSE (credit guarantee for MSMEs) and Mudra (for micro businesses) also allow collateral-free loans. Regular GST filing and healthy bank balances improve your chances the most.

Why do personal loans get rejected?

The most common reasons are:

  • Low credit score or past late payments
  • Existing EMIs already taking too much of your salary
  • Your employer is not on the lender’s approved list
  • Too many loan applications in a short time

We check these points first and apply only with lenders where your profile fits.

Does the bank keep my original documents?

For KYC and income proof, banks take self-attested copies and only look at originals for verification. For secured loans (home, mortgage, construction), the bank keeps the original property documents as security until the loan is fully closed.

What should I collect after closing my loan?
  • All original property documents, checked against the list you gave at the start
  • The loan closure / No Objection Certificate (NOC) from the bank
  • Release of the mortgage charge, where applicable

After a month or two, check your credit report to make sure the loan shows as “Closed”.

Can NRIs apply for home and mortgage loans?

Yes. NRIs can apply with a valid passport and visa, overseas income proof and NRE/NRO bank statements. You don’t need to travel — a family member in India holding a Power of Attorney can sign documents and handle the process on your behalf. See the NRI checklist in the Document Checklist section for the full list.
